1.2) WILL THE STEEL MAKE MY HOME LOOK DIFFERENT FROM THE REST OF THE DEVELOPMENT?

No. In fact, because of steel’s strength you can design your home with larger open spaces. With a steel frame, the walls will remain straight and true and can be finished with the same materials traditionally used

 

1.3) WHAT ABOUT THE ENVIRONMENTAL IMPACT OF STEEL CONSTRUCTION?

The overall recycling rate of steel industry is 66%, the highest of any industry in the country, offering an environmentally sound home framing alternative. Steel framing scrap is a valuable commodity that should not end up in a landfill.

 

1.4) WHAT ABOUT THE PRICING? DOES IT COST MORE TO BUILD WITH STEEL?

The price of steel has been relatively constant over the last decade. While the price of traditional framing materials has been erratic and growing at a rate much faster than inflation, steel prices have only experienced small quarterly adjustments. Builders interviewed nationwide have affirmed that framing with steel is commonly less expensive than traditional framing.

 

1.5) IF I USE STEEL FRAME, WILL THE STEEL AFFECT THE INDOOR AIR QUALITY?

No. Steel framing is recommended by The Healthy House Institute for chemically sensitive and environmentally conscious homeowners who seek good indoor air quality. Steel frames do not need to be treated for termites and are free of resin adhesives and chemicals normally present in other construction materials.

 

1.6) HOW DO I HANG OBJECT OR PICTURES IN A STEEL FRAME HOME

As a traditional home, depending on the weight of the picture, you can hang it from the drywall with toggle bolts or hangers. Heavier objects can be hung from screws attached directly into the studs, which can easily be found with a magnet.

 

1.7) WILL I BE ABLE TO REMODEL MY HOME?

Yes, since steel framing allows for larger spans, a home can be designed without interior load-bearing partitions, making it easier for homeowners to complete alterations without affecting the structure.

 

1.8) WILL THE STEEL FRAME ON MY HOME RUST?

The use of galvanized steel frame components protects your home against rust.

 

1.9) WILL THE STEEL INTERFERE WITH PORTABLE RADIOS, PHONES, OR TV RECEPTIONS?

No. Waves pass through the spaces between studs allowing the use of all of the radios, phones, and television sets in your home.

 

2.1) WILL LIGHTING AFFECT THE STEEL IN MY HOME?

The steel frame offers the home occupants better protection than any other construction system. Scientists recommend seeking shelter in steel frame structures during lighting storms because the steel frame provides a path to the ground reducing the likelihood of explosions, secondary fires, or personal injury.

 

2.2) CAN THE STEEL FRAME BE BUILT TO RESIST EARTHQUAKES AND HURRICANES?

Yes. Positive connections and the strength of steel provide great protection against earthquake resistant design.

 

2.3) CAN MY HOME BE ENERGY EFFICIENT?

Yes. Steel framing can be designed to meet or exceed governmental energy efficiency standards. In addition, by staying straight and true, the steel framing helps prevents cracks due to shrinking or warping, thus preventing air leaks that result in costly loss of energy.

 

2.4) WILL MY INSURANCE PREMIUMS GO UP FOR MY HOMEOWNER’S INSURANCE?

No. As a matter of fact, because of steel’s excellent performance record in earthquakes, and because it is not affected by termites and is non-combustible, home owners may be able to save on insurance premiums.

 

2.5) WILL I BE ABLE TO SELL MY HOME?

Your home does not need to look any different than your neighbors and should sell just as easily. Because of steel’s high strength and durability your home should last and retain its value for a long time. In fact, if you take advantage of steel’s strength and flexibility by designing wide open spaces, you will have additional selling features.

 

2.6) DO I NEED TO HAVE A TITLE FOR MY LAND?

Yes. In order to get the Parish Council’s approval, you will need a copy of the land title. However the title does not have to be in your name, as long as you have the owner’s permission to build on the land.

 

2.7) HOW BIG ARE THE BEDROOMS AND BATHROOMS?

Our Standard size bedrooms are 10’ x 12’ including 2’ x 6’ closets. So the effective size of the bedrooms are 10’ x 12’. Most Bathrooms are 5’ x 7’. All of our models are customizable to the needs of the client.

 

2.8) WHAT’S THE NAME OF THE MATERIAL THAT BUILDS THE HOUSE?

The foundation is built with traditional concrete and steel. The house frame is built with Galvanized Structural Steel. It is the cladded with PLYCEM sheeting. This is a Fibre Cement product, made with 80% cement. It is water, termite and fire resistant.

 

2.9) DO YOU BUILD OUTSIDE OF KINGSTON?

We build anywhere in Jamaica from Negril Point to Morant Point.

 

3.1) CAN WE CHOOSE THE TILES FOR THE BATHROOMS AND FLOOR?

The beauty with our system is that the client is fully involved with the fixtures and fittings used in their homes. While we have standard tiles that we use, the client can select from a wide variety. If the client wants something outside of the standard tile price range, they would simply pay the difference in cost.

 

3.2) CAN WE CHOOSE THE PAINT COLOURS?

Yes! During our Home Consultation, we provide the client with a colour chart for their selection of up to two colours for the exterior and one colour for the interior. The client can add addition colours at an additional cost.

 

3.3) WHERE DOES YOUR KITCHEN COME FROM?

Our kitchens are supplied and installed by Exotic Stone Creations. These are wood cabinets (not Bagass) with granite countertops.

 

3.4) DO YOU HAVE A WARRANTY THAT COMES WITH THE HOUSE?

Our General warranty period is for 6 months after the home is completed. Any issues that occur during that period we will come out to service. Some of the materials used in the construction and in our options do have longer manufacturer’s warranties, such as roofing, kitchen cupboards, water tanks, water pumps, septic systems, air conditioning, etc. These warranties are passed on to the home owner.

 

3.5) CAN YOU BUILD FROM MY FLOOR PLAN?

We can take a look at you existing plans if you have and then quote what our costs would be to build using our methods. This is handled on a case by case basis.

 

3.6) IF I WANT BIGGER BEDROOMS CAN I GET IT?

Yes! All of our plans are fully customizable. Please bear in mind that modifications are based on land size, set-back rules and other conditions on your title.

 

3.7) WHAT’S TYPE OF ROOF THE HOUSE HAS?

Our standard models all come with decorative Aluminum sheeting.

 

3.8) ARE SEWER SYSTEMS INCLUDED?

No. As you can imagine, each property has its own unique features. Some simply need a connection to NWC’s sewer line and some will need to build a sewer system. The client can build their own or we can do it for you. Cost varies, depending on the requirements

 

3.9) DO YOU BUILD WITH BLOCK AND STEEL?

Yes! We do non traditional construction first and foremost using our Steel Track and Stud systems with PLYCEM. We also can build traditional units from block and steel. All our floor plans can be built from block and steel as well.

 

4.1) CAN I DO AN ADDITION TO THE HOUSE?

Yes! Our system allows you to expand in any direction horizontally (Front, sides or back). Our PLYCEM units are not designed to expand upwards.

 

4.2) ARE THERE ANY HIDDEN FEES?

There are no hidden fees. Outside of the house prices the only additional costs will be $85,000 which covers architectural drawings, site plans, engineering certification and Parish Council submission fees. The house prices presume flat, buildable land. If there are variations to your foundation plan and / or you choose additional options such as Water Tanks, Pumps, Water Heater, Sewer system and any other outside works, you will receive a full quotation before we sign a contract. Once we sign the contract, it will include all works to be performed and a final contract price. There is no escalation, except to account for the movement in the US Dollar exchange rate.

 

4.3) WHAT IS MY NEXT STEP?

The first step is to give us a call and we will answer all your questions. We will then invite you to come into our office for a free Home Consultation if you are local. If you are not we will the set up a time for a free telephone consultation. We will discuss all the details of your land and together we will figure out your needs in a home. We will then generate a “Sight Unseen Proforma”. This will give you a fair idea of the cost to complete your home. Once you decide to move forward, you pay an $85,000 fee which covers architectural drawings, site plans, engineering certification and Parish Council submission fees. Once everything is as we discussed in the Home Consultation, we move forward to the contract stage. The house prices presume flat, buildable land. If there are variations to your foundation plan and / or you choose additional options such as Water Tanks, Pumps, Water Heater, Sewer system and any other outside works, you will receive a full quotation before we sign a contract. Once we sign the contract, it will include all works to be performed and a final contract price. There is no escalation, except to account for the movement in the US Dollar exchange rate. If you are seeking financing, this would be where you would speak with your lending institution to get that process started. Upon the requisite Parish Council approvals, we proceed to Construction. You will then place a 50% deposit of the contract price. We will then construct your Foundation, House Frame, Exterior Cladding and your Roof. At that point you will pay a further 30% of the contract price. We will then bring your unit to “Practical Completion” This means that all your bathroom fixtures and fittings are completed, the Kitchen is installed, tiling, interior cladding and ceilings are installed. Doors, windows, mouldings, locks and closets are also installed. You will then receive a certificate of Practical Completion by an Engineer. At this point you pay the final 20% and the unit is handed over to you within 10 days. It’s really that simple!
